Commercial Corridor Façade Improvements

Healthy urban neighborhoods need more than affordable, attractive housing. But they need local employment opportunities, convenient services, and vibrant commercial districts too. The Partnership CDC is receiving funding through the LISC Philadelphia Commercial Corridor Revitalization Program to revitalize 60th Street commercial corridor in West Philadelphia. LISC's three-year initiative will direct over $1.2 million in funding and technical assistance to Philadelphia CDC's tackling the issues behind distressed commercial corridors in their communities. The Collaborative is providing design assistance to CDC's participating in the Commercial Corridor Redevelopment Initiative.

For the 60th Street corridor, the Collaborative created three case studies for façade improvement projects common to urban retail streets—the corner retail building, the mid-block storefront, and the residential conversion of a storefront. "Before" photos were shown with computer-generated "after" images to illustrate design concepts and guidelines. Estimates were also done to illustrate rehabilitation costs and priorities.

Volunteers: Michelle Robinson, AIA, Registered Architect; Adrian Fine, Preservationist; David Hitt, Renderer; Glen Worgan, Cost Estimator; Ashley Magiore, Intern Architect.

Value of Services: $10,000

"All of our work would be leveraging off a $1 million public investment in street enhancements—lighting, sidewalks, trees. Also, 60th Street maintains most of its buildings, many of which have great design features and are still fully occupied with stores downstairs and apartments upstairs."
