Existing Conditions Assessment

Nonprofits in the American Street Empowerment Zone were planning to buy a five-story former woolen mill at North 2nd and Turner Streets and convert it into incubator space for small businesses and artists. But first, they wanted a professional opinion about the building's condition and reuse potential.

The Community Design Collaborative gave the nonprofits the information they needed through a half-day consultation. “Half-day consults” bring a team of experienced design professionals on-site to evaluate building conditions, suggest construction priorities, and predict project costs.

The volunteer team confirmed that the building's structural integrity had been preserved despite minor water damage. The team also estimated the costs of bringing the 19th century mill up to code with a new lobby, elevator, and fire stairs. In 2002, Kensington CDC and Kensington NAC purchased the building. They are now in the process of financing building improvements and securing tenants.
